The misconception? "I don't need a home inspection because the VA is already doing an appraisal."

1. The VA Appraisal: "The Lender's Shield"

​The VA Appraisal is mandatory. You can’t get the loan without it. However, the appraiser does not work for you; they are assigned by the VA to answer two specific questions for the bank:

​Is the home worth the price? (Fair Market Value)

​Does it meet Minimum Property Requirements (MPRs)?

​The "Safe, Sound, & Sanitary" Standard

The appraiser is looking for the "3 S's"—Safe, Sound, and Sanitary. They are doing a surface-level check to ensure the house is livable.

​Are there broken windows?

​If the house passes, it just means the government agrees to back the loan. It does not mean the house is in good condition or free of future headaches.

2. The Home Inspection: "Your Shield"

​A private Home Inspection (that’s us) is optional, but skipping it is like playing Russian Roulette with your wallet. We work only for you. Our job isn’t to verify the value; it’s to tear into the details of the condition.
